If you live in Lubbock or anywhere across the South Plains, your garage door probably works harder than you realize. It shields your vehicles from dust storms, faces down triple-digit summer heat, and takes a beating from our sudden cold snaps in the winter. With all that, it’s no wonder West Texans have questions about keeping their garage doors in good shape.
At Overhead Door Company of Lubbock, we’ve been helping homeowners here since 1951, and we’ve seen just about everything. Below are some of the most searched garage door questions we hear from our neighbors across Lubbock and West Texas — with straight answers you can count on.
Why won’t my garage door open or close?
We hear this one a lot from folks when they’re heading out to work on Loop 289 or running kids to school. Common reasons include:
- Dead remote batteries (the simple fix).
- Misaligned sensors (dirt, dust, or even a football left in the way can block them).
- Broken springs or cables (the heavy-duty parts that do the lifting).
If fresh batteries and a quick check of the sensors don’t solve it, it’s time to call in the pros. Springs and cables under tension can be dangerous to handle without training.
How long do garage doors last in West Texas?
Garage doors in this region face unique challenges: blowing dirt, high winds, and dramatic swings from hot to cold. With proper care, a door can last 15 to 30 years, but without maintenance, that lifespan shrinks fast. That’s why we recommend an annual tune-up to keep your door working through all four West Texas seasons.
How much does it cost to replace a garage door?
Replacing a garage door is one of the best home upgrades for enhancing curb appeal in Lubbock neighborhoods; however, you will also find that the cost of installation varies significantly. Not only will estimates vary depending on size, color, insulation, and style, but you will also likely receive different quotes from local companies that vary significantly.
As we mentioned, there are numerous options and services included (or added on) to a garage door installation. It’s why it’s hard to find good information on pricing on the internet.
For example, the estimate we provide to our customers for garage door installation includes the removal of your old door, hauling it away, and also all new parts (new spring, rollers, tracks, cables, hinges, seal, etc). Some local garage door companies may not include this in the initial estimate and instead add it later, or they may not offer it at all.
It’s also important to note that if you are getting a new garage door installed, a new spring might be necessary to include. Springs go by the weight of the door; if your current springs won’t hold up to the new door weight, then you must replace them.
This is also the case with a garage door opener. If you are installing a heavier door, such as an insulated door, a more powerful opener may be required.
We don’t say all this to overwhelm you; we share this information because there are many factors to consider when pricing a garage door installation.
Now, to give you some ranges for what you can expect to pay for garage door installation*:
- One single-car basic style steel garage door installation cost range (non-insulated and insulated): From $1,000 to $1,800+
- One double-car basic style steel garage door installation cost range (non-insulated and insulated): From $1,400 to $3000+
*The prices in this section are a range of reported garage door installation costs in the Lubbock and the West Texas area. These are general ranges and do not reflect specific installation costs of Overhead Door Company of Lubbock or any other garage door company. Some companies may fall below or even above these ranges.
It’s also worth noting that you can find cheap garage door installation in Lubbock, in some cases, much less than the ranges reported in this post.
However, if you receive a quote that falls below these ranges, it’s essential to ask what is included. In some cases, asking “How are you able to offer this at such a low cost?” can provide the information you need to make an informed decision.
For quotes that fall way above these ranges, you should also ask what is included. And also questions like “Is this the most basic and affordable garage door you have available?” or “Were there add-ons, upgraded features, or additional work your team will have to do that are contributing to this quote?”
Again, this is a range. We tend to fall somewhere in the middle of these price ranges. And if you ever have questions about the quote we provide, our team is happy to explain how we arrived at our estimate.
For an accurate quote, please call us or fill out a form. Our team will reach out to gather the necessary details and provide you with a quote.
Can I replace just one garage door panel?
If you’ve accidentally backed into your door after a long day at Jones AT&T Stadium or misjudged pulling into the driveway, you might wonder if you can just replace one panel. Sometimes you can, especially if your door model is still in production. But if it’s older, matching the style or color can be tough, and a full replacement may be more cost-effective.
Why is my garage door so loud?
West Texas winds can rattle just about anything, but if your garage door itself is making a racket, the cause could be:
- Worn rollers or hinges
- Loose hardware
- Lack of lubrication
A little maintenance often solves the problem. If the noise sounds more like grinding or popping, call us before something breaks completely.
Do insulated garage doors really matter in Lubbock?
Absolutely. An insulated door can make a noticeable difference in West Texas, where summer heat and winter winds are extreme. It helps regulate temperature, protects your vehicles and tools, and reduces outside noise (so the sound of Tech traffic or Friday night football doesn’t carry right into your garage).
Can I install a garage door myself?
We know plenty of West Texans are handy, but installing a garage door isn’t a typical DIY project. The doors are heavy, the springs are under high tension, and an incorrect installation can be unsafe. It’s best to let trained professionals handle it so you get a safe, warranty-backed installation that lasts.
How often should I service my garage door?
Just like a pickup truck needs regular oil changes, your garage door benefits from consistent care. We recommend:
- Annual professional tune-up to check springs, cables, rollers, and your opener.
- Quarterly homeowner checks to test the balance, sensors, and listen for unusual sounds.
Staying on top of maintenance keeps your door reliable when you need it most — like when a dust storm rolls in and you want that door to close quickly.
What’s the best garage door material for West Texas homes?
Here’s what we see most often across Lubbock:
- Steel – Durable and low maintenance, perfect for the dust and wind.
- Wood – A beautiful option, though it requires extra care in our climate.
- Aluminum/Glass – Great for modern homes, lightweight, but less insulating.
Steel is by far the most popular around here because it stands up to our weather with minimal upkeep.
Final Thoughts
From noisy doors to tough choices on replacement, garage door questions are part of homeownership in West Texas. At Overhead Door Company of Lubbock, we’ve been serving families here for more than 70 years, and we know how to keep garage doors working in our unique climate.

Choosing the right garage door is a big decision that can greatly impact the functionality and curb appeal of your home. In cities in the West Texas region, like Lubbock, where the climate can be extreme, it’s crucial to consider factors like durability, insulation, and style. Here’s a comprehensive guide to help you make an informed decision when selecting a garage door for your Lubbock home.
1. Climate Considerations:
Lubbock experiences a range of extreme weather conditions, including hot summers and cold winters. Look for a garage door with good insulation properties to regulate the temperature inside your garage, especially if you use your garage for storage, a workshop, or use it to park your cars. This not only helps in maintaining a comfortable environment but can also contribute to energy efficiency and noise reduction.
It’s also important to have a good seal around the edges of your garage door. Our strong winds kick up a lot of dust throughout the year, so make sure you ask your garage door installer about weather seal options around your door to help keep the dirt and dust out of your garage space.
2. Material Matters:
Different materials offer varying levels of durability, maintenance requirements, and aesthetics. Common garage door materials include:
- Steel: Durable and low-maintenance, suitable for extreme weather conditions.
- Wood: Adds a classic, rustic look but may require more maintenance.
- Aluminum: Lightweight and resistant to corrosion, ideal for humid conditions.
- Fiberglass: Resistant to saltwater corrosion, making it suitable for Lubbock’s unique climate.
Steel garage doors are the preferred option in Lubbock and the West Texas region and the reason is because of their durability. Steel garage doors are also the most readily available garage door material. Most local garage door companies have steel garage doors in stock and can schedule installation within a few weeks of a request.
This is not to say other garage door materials aren’t durable, they just may require more maintenance. Wood garage doors are extremely durable and constructed very well, but there is quite a bit of maintenance involved if you want to keep them in good shape.
3. Insulation Options:
Given the temperature extremes in Lubbock, opting for an insulated garage door is a good choice. This helps in maintaining a more stable temperature inside the garage, preventing it from becoming too hot in the summer or too cold in the winter. Also, because of the steel-insulation-steel layered construction of the door, it makes it stronger than a non-insulated option. The insulation can act as a buffer for dents and dings. The insulation also does a good job of keeping the steel panels, which makes a quieter experience when you are opening or closing your garage door.
4. Style and Design:
Most homes in Lubbock have a fairly basic ranch-style design so adding a garage door with a little more style can spruce up your homes exterior. Most people opt for traditional steel garage door designs but the garage doors that make a statement are the faux-wood garage doors made of steel or fiberglass. These garage doors look like they are wood, but are made of a low-maintenance material like steel.
It’s also important to consider the color, windows, and hardware to enhance the visual appeal of your Lubbock home.
Most garage doors in Lubbock are white, almond, tan, or a darker tan color like taupe. These are pretty standard garage door colors but they work in West Texas because we get a lot of dust. These lighter color options don’t show the dust as much as darker colors, it’s why we don’t see a lot of black cars in Lubbock — if you do they are usually on dealership lots or in carwash lines.
Windows on garage doors serve two main purposes. They jazz up the garage door and they help get more light in the garage during the day. If you want windows on a new garage door you are getting installed, make sure you let your garage door company know before installation. For us, it’s easier to add windows in our shop before the garage door is up.
But if you have an existing garage door and want to add windows to it, we can cut the sections and add the windows for you. It’s important to get a professional to do this, cutting the steel on a garage door panel can be dangerous but it can also impact the structural integrity of your door. Give us a call or fill out a form if you want to add windows to your existing garage door.
5. Wind Resistance:
Lubbock is known for its strong winds. Select a garage door with high wind resistance to ensure it can withstand severe weather conditions. Some areas of the country have very strict local building codes and standards for wind load resistance. These include coastal areas like Florida and along the Gulf Coast of Texas where hurricanes are the primary concern.
If you live in the designated catastrophe areas outlined by this map from TDI (Texas Department of Insurance) then this is something you will need to consider when purchasing a new garage door. Fortunately, in West Texas, we don’t need to worry about wind-load-specific building codes when it comes to garage doors but it’s important to have a durable garage door with an exterior that can withstand dirt and debris from strong winds.
The reason we don’t need to worry about wind-load requirements is that the chances of having a catastrophic wind event are rare in our region. Wind-rated garage doors are reinforced with horizontal struts, which are designed to help withstand constant heavy flying debris during weather events like hurricanes. During a hurricane, if the garage door is penetrated or completely damaged by debris or strong winds, it can create a build-up of pressure in the garage and even worse can build up in your house. This build-up of pressure could cause a complete blowout of the structure — resulting in a partially damaged or complete damage to a house. So if you aren’t planning on moving to the Texas coast, then you don’t need to worry about wind load requirements but like we said, it’s a good idea to consider how our windy weather could impact the exterior surface of your garage door.
6. Security and Safety Features:
Unfortunately, “Lubbock has one of the highest crime rates in America compared to all communities of all sizes” according to Lubbock crime data from Neighborhood Scout. A secure garage door is essential for the safety of your Lubbock home. Invest in a door with reliable locking mechanisms and consider additional security features such as smart technology for remote monitoring and control.
Garage door security has been a big focus for manufacturers in the last several years — now security is built-in to the products they make. If you have an older garage door opener unit, it might be time to upgrade to a newer model – especially one that is compatible with home security apps.
Since the garage door is typically the largest moving object in the home, safety is another important thing to consider. Don’t just upgrade your garage door, but upgrade your entire garage door system. The safety feature of that system is the safety sensors, usually located at the bottom of your garage door. These shoot an infrared beam that will detect motion and stop your garage door if it notices something is in its way. Most homeowners don’t know this, but safety sensors are required by federal law and manufacturers are required to have some safety features built-in to the garage door operator unit. (see the 2018 updated Safety Standard for Automatic Residential Garage Door Operators for reference)
7. Professional Installation:
While choosing the right garage door is crucial, proper installation is equally important. Hire a professional installer with experience in handling the specific challenges posed by Lubbock’s weather. Garage Doors are not easy to install. They are heavy and come with a lot of parts. We appreciate the thrifty DIY homeowner, we do a lot of DIY on our own homes, but there are just some things that should be left to the professionals. We receive more stories of DIY garage door installation gone wrong than we want to hear, all of which could have been avoided if the homeowners called a professional in the first place.
There are many garage door companies in Lubbock, some are great, and others we wouldn’t recommend. What it comes down to is experience and service. There is a shortage of experienced garage door installers all across the country but we are fortunate to have a team of very experienced and highly trained installers and office staff who truly understand our products and the services we provide. We also try our very best to solve any issue before recommending a replacement of a garage door, garage door opener, or any part.
8. Budget Considerations:
Set a realistic budget for your garage door project. Consider the long-term costs, including maintenance and energy efficiency, when making your decision. Replacing your garage door isn’t cheap — you can expect to pay anywhere from $600 to $1200 per door and sometimes more. This depends on the material you choose and other options like size and style —even color options can impact the price. Here’s a short article and video if you want to know more about the factors that impact the price of a garage door.
Consider All Your Options
Selecting the right garage door for your Lubbock home involves careful consideration of climate, materials, insulation, style, and security features. By taking these factors into account, you can ensure that your garage door not only enhances the curb appeal of your Lubbock home but also withstands the challenging weather conditions of the region.
by Overhead Door | Dec 9, 2023 | Cost, Garage Door Openers, Price
When it comes to the convenience and security of our homes, few things rival the importance of a functional and reliable garage door opener. Garage door openers not only provide easy access to our garages but also enhance the overall safety and aesthetic appeal of our homes. However, like any home improvement project, it’s essential to understand the costs associated with garage door openers before making a decision. In this blog, we’ll delve into the various factors that influence the cost of garage door openers, helping you make an informed choice that suits your budget and needs.
Types of Garage Door Openers
Before discussing the costs, let’s briefly touch on the different types of garage door openers available in the market. There are four main types of garage door openers: chain drive, belt drive, screw drive, and direct drive.
Chain Drive Openers: These are the most affordable and most common option but tend to be a little noisier due to the metal-on-metal operation. The motor themselves are fairly quiet though and newer models are much quieter than older chain drive openers.
Belt Drive Openers: Belt-driven openers offer quieter operation compared to chain drive openers. They are slightly more expensive due to the use of materials like rubber or polyurethane in the belt.
Screw Drive Openers: These openers use a threaded steel rod for operation. They strike a balance between noise level and price.
Jackshaft Openers: These are more common for commercial use but is a good choice if their is low headroom in your garage. Low headroom means their is limited space between the top of your garage and the ceiling of your garage. Most garage door openers are mounted above the garage door on the ceiling but if you have low ceilings in your garage then a jackshaft opener may be the way to go since it’s mounted on the wall on either side of your garage door.
Direct Drive Openers: These are the quietest option as they have minimal moving parts. However, they are often among the pricier choices and there are limited options available in the US. There really aren’t many situations where a direct drive opener is necessary but if you really care about the noise, then this would be the best option.
Factors Influencing Cost
Opener Type
As mentioned earlier, the type of garage door opener you choose will significantly impact its cost. Chain drive openers tend to be the least expensive, belt drive is the next expensive, then screw drive – while direct drive openers are usually the most expensive.
Motor Power
The horsepower of the opener’s motor can affect its price. Larger and more powerful motors are generally more expensive. Consider your garage door’s size and weight when selecting the appropriate motor power.
Additional Features
Modern garage door openers come with various features such as remote control operation, smartphone integration, battery backup, automatic lights, and more. While these features add convenience and security, they also contribute to the overall cost.
Brand and Quality
Established and reputable brands often come with a higher price tag. However, they also provide a certain level of reliability, durability, and customer support.
Installation
The cost of installation can vary depending on whether you choose to install the opener yourself or hire a professional. Professional installation ensures proper setup, but it comes with an additional cost.
Cost Breakdown
To provide a general idea, let’s discuss the average cost range for different types of garage door openers:
Chain Drive Openers: $150 – $350
Belt Drive Openers: $200 – $500
Screw Drive Openers: $180 – $400
Direct Drive Openers: $300 – $600
These costs may not include additional features or installation charges. It’s essential to factor in these potential expenses when planning your budget.
Invest in Quality
Investing in a quality garage door opener is an investment in the security, convenience, and aesthetics of your home. While the initial cost might vary based on the type of opener and additional features, remember that choosing a reliable and durable option can save you money in the long run by reducing maintenance and repair expenses. Assess your needs, consider the factors that influence cost, and make an informed decision that aligns with both your budget and your expectations for your garage door opener.
